Construction Drawings

Construction drawings are where every last detail is worked out, so the finished building matches the vision with as few surprises as possible.

The drawings that get you consent are not the drawings that build your home. They lack much of the necessary information to understand costs, achieve regulatory compliance and ultimately guide a builder on site.

The technical packs developed for tender stage are very detailed, with the intention of maximising accuracy in the pricing process. They are also the set which goes off to the appointed building inspector to achieve building regulation compliance. But often things evolve past this point, perhaps due to value engineering or a reconsideration of what a client wants. Perhaps contractors have other ideas they want to explore, or things are discovered that force the details to change. This is where construction drawings are critical, they take what has been priced and approved and layer on additional detail where needed to give the builder as accurate a set of specifications to build from as possible.

Every set of construction drawings is developed not just to meet building regulations, but where possible to exceed building regulations, particularly around energy performance, insulation and sustainable options. We think about the full lifecycle of a building when making these decisions, from the carbon footprint of the materials specified to how the home will perform, and cost to run, for decades after completion. Our aim throughout is a safe, healthy home for you and your family, both during construction and for many years afterwards.

Our construction drawings process typically takes the following path:

  • We develop the technical design into a fully detailed design, resolving every junction, specification and construction sequence.

  • We coordinate the different consultants involved, structural, electrical, mechanical and any others relevant to your project, bringing their information together into a single coherent set.

  • We work with your builder to develop the drawings further, addressing buildability and any site-specific constraints that emerge.

  • We coordinate with the interior design team, where appointed, to ensure finishes and detailed design decisions are reflected accurately.

  • We issue updated drawings as needed throughout construction, responding to queries and any changes agreed on site.

  • We review the drawings against building regulations and health and safety requirements throughout, aiming to exceed the minimum standard wherever practical.
